Step 1: know the rules

Parry Sound rules at a glance

Which rules apply: Town of Parry Sound and Seguin Township (most cottages with a Parry Sound mailing address are outside the Town). Confirm which municipality your property is in.

In August 2025 Council asked staff to study licensing; a draft suggested a 300-licence cap, 92 rental days a year and a 6-day minimum. Not enacted on any official page we found. Source is local news, not official.

Step 2: the plan

How we handle Parry Sound and Seguin

  1. Check zoning before anything. With no licence program, the zoning by-law is what decides whether short stays are allowed on your lot. We check it with you first.
  2. Run it like a licensed rental anyway. We keep working alarms and extinguishers, a written garbage plan, clear parking and quiet hours, and a responsible person nearby. If Seguin passes licensing, you are ready.
  3. Watch Seguin council. The 2025 draft floated a cap and a 92-day limit. If something like that passes, applying early and having a clean record will matter. We track it and will tell you.
  4. Four-season calendar. Hot tubs and winter-ready cabins rent well here year-round, so we price winter and shoulder weekends, not just summer.

Step 4: getting started

How it works

  1. Book a call with Marisa

Tell us about your cottage and your goals.

  2. Rules and revenue plan

We check your zoning, licence status and the local rules, then map a realistic first season.

  3. Set up and list

Photos, listing, guest manual and the documents the municipality asks for, ready before you go live.

  4. We run it, you enjoy it

Pricing, guest messages, cleaning and turnovers handled. You block the weeks you want.

What it costs to run, by season (general guide)

We only quote the town's own fees. Your other costs depend on the home, so we price them with you property by property.

Every year: the municipal licence or registration fee above, insurance that covers short-term rental use, property tax, internet, and cleaning and laundry between stays.
Summer (peak): the most turnovers, so the most cleaning, linen and garbage runs. Dock, watercraft and outdoor furniture upkeep. Septic use is highest when the home is full.
Fall and spring (shoulder): fewer stays, so lower cleaning costs. Opening and closing work (docks, water lines, outdoor furniture) happens now.
Winter: heating, snow clearing for the driveway and paths, and salt or sand. Some owners winterize and close instead; others keep the home open for winter guests or a monthly stay.

Owner FAQ

Do I need a licence to rent in Parry Sound?

We found no short-term rental licence in the Town of Parry Sound or Seguin Township as of today. Zoning still applies, and Seguin is studying a licence program.

How long can I rent for?

No STR night limit is in force on the pages we checked. A 2025 Seguin draft suggested 92 days a year, but it has not been adopted.

What insurance do I need?

Owners need insurance that covers short-term rental use. Tell your insurer the home is rented to guests and ask for a policy or rider written for short-term rentals. A standard home or cottage policy may not cover rental use.

What does it cost the town way?

No STR licence fee or MAT is listed today.
