Ontario's most iconic cottage country — pristine lakes, towering pines, and a summer culture unlike anywhere else in Canada. Muskoka's Big Three Lakes (Joseph, Rosseau, Muskoka) set the gold standard for waterfront estates. Smaller gems like Morrison Lake, Brandy Lake, and Leonard Lake offer quieter shores with the same Muskoka magic. Most cottages are 2–3 hours from Toronto.
Canada's "sixth Great Lake" offers dramatic granite coastlines, crystal-clear water, and a wilder, more rugged feel than Muskoka. Our Georgian Bay properties — from Midland to Parry Sound — combine stunning natural scenery with well-equipped waterfront cottages. Roughly 90 minutes to two hours from Toronto.
The Kawarthas deliver warmer lake temperatures, excellent fishing, and some of Ontario's most spectacular waterfront estates. Sturgeon Lake near Fenelon Falls is the jewel of the region — deep blue water, dramatic shorelines, and some of the most amenity-rich properties in our portfolio. About 1.5 hours northeast of Toronto.
Ontario's closest "real lake" to Toronto — just 60–90 minutes from the city. Lake Simcoe rewards early planners with premium waterfront, sandy beaches, and modern cottages. Our two Lake Simcoe properties — Sunrise Lakehouse in Innisfil (steps from Friday Harbour Resort) and SimcoeSunsets in Beaverton — are among our most popular summer bookings.

Every property comes equipped for summer. Here's what your days on the lake can look like.
Nearly every property in our portfolio includes kayaks, canoes, or both. Launch from the private dock and explore calm bays, river inlets, and neighbouring coves at your own pace.
SUPs are included at several properties — Enchanting Bay, Blue Lake House, The Joseph, Hesners Lake, and more. Morning flat-water sessions are a cottage highlight.
Jump from private docks, swim off sandy beaches, or use floating platforms and lily pads. Many properties have shallow wade-in areas perfect for children and dogs.
Ontario lake country is legendary for bass, pike, walleye, and trout. Many of our properties sit on productive fishing lakes — the dock is often the best spot to start.
Arrive by boat or rent locally. Several of our properties have boathouses, deep-water docks, and lake access suitable for powerboats, pontoons, and sailboats.
Georgian Bay's granite rock faces are famous for swimming holes and jumping spots. Several of our Parry Sound properties are close to some of the best wild swimming in Ontario.
Cottage country is laced with trails. Georgian Bay's Massasauga Provincial Park, Muskoka's scenic ridge trails, and the Bruce Peninsula are all within reach of our properties.
Whispering Pines has a full pickleball court. Most properties have open grass areas perfect for badminton, cornhole, bocce, and the perennial cottage favourite: lawn darts.
Several cottages feature pool tables, foosball, and arcade games — Hole'n One, Blue Pearl, Good Times, Hemlock Resort, and Glenn Burney Cottage are standouts for indoor fun.
Ontario forests are rich with blueberries, raspberries, and chanterelles in summer. Take a slow walk along the shoreline and through the forest paths surrounding the cottage.
Loons, herons, otters, deer, and the occasional moose make cottage country a photographer's paradise. Golden hour on any Ontario lake is a shot worth waking up early for.
Six properties offer saunas — Finnish wood-fired or infrared. Lake sauna culture is deeply embedded in Ontario cottage life: sweat, plunge, repeat.
The unofficial centrepiece of every Ontario cottage experience. S'mores, storytelling, and watching embers drift into a black sky full of stars. Nearly every property has one at the water's edge.
West- and southwest-facing docks are worth their weight in gold on summer evenings. Sunset Shores Muskoka, Lake Muskoka Waterfront, and SimcoeSunsets are purpose-built for the nightly show.
Eleven properties have hot tubs — they shine after a full day on the water. Slide in at dusk, look up at Muskoka's dark skies, and understand why people return to the same cottage year after year.
Pull up Muskoka chairs to the edge of the dock, uncork a bottle from the local winery, and let the sound of the lake do the rest. Summer cottage dining at its best.
Far from city light pollution, Ontario lake country offers some of the best stargazing in eastern Canada. Lay on the dock and watch for satellites, the Milky Way, and summer meteor showers.
Several properties — including Balsam Wellness Retreat — have dedicated home theatres or projector setups. Rainy evenings become cozy, and the popcorn never tastes better than at the cottage.
Muskoka's twin towns anchor cottage country — farmers markets, ice cream stands, brewery patios, and the Gravenhurst wharf where the Segwun steamship has run since 1887.
