How much cottage do 3 families need?

Start with people, then bedrooms, then bathrooms, then cars. Here is the math we walk families through on the phone.

Your groupWhat to look forGood fit
3 families of 4 (12 people)A private bedroom for each set of parents, plus bunks or a shared kids' roomGood Times (6 bedrooms) or Bayside (4 bedrooms, 11 beds)
3 smaller families or 2 families plus grandparents (up to 10)Enough bathrooms that mornings stay calmSunrise Lakehouse (4 bathrooms), Hemlock Retreat (3.5), Woodwinds Pearl (3)
3 families of 5 (15 people)More than any single cottage we manage sleepsTwo or three cottages close together
Reunion of 16 to 27A cluster, with one cottage as the gathering spotPort Carling pair (16), Bala trio (21), Bala four (27)
  • Bathrooms: aim for one for every three or four people. Good Times has 3 for 12; Bayside has 2 for 12, so stagger morning showers.
  • Kitchens: Good Times has two kitchens, which helps when three families eat on different schedules.
  • Beds, not sofas: count real beds. Bayside has 11 beds; the Hemlock Retreat bunkie gives one family its own space with its own bathroom.
  • Cars: three families usually means three cars or more. Sunrise Lakehouse lists parking for 6 cars; ask us about parking at any other cottage before you book.

The reunion option: book a cluster of cottages near Bala

No single cottage we manage sleeps more than 12. For 13 to 27 people, book cottages a few minutes apart and treat one as the gathering spot for dinners and evenings. Each family gets its own kitchen, bathrooms and quiet, and everyone is still close enough for a morning swim together.

How a cottage cluster works

  • One family per cottage. Each cottage has its own maximum guest count, and the people sleeping at each cottage must fit that cottage's limit.
  • Pick a gathering spot. Summer Haze has a screened Muskoka room and a dining table that seats 12, which makes it a natural place for the big dinner.
  • Tell us your plan when you book. If relatives staying at one cottage will spend the day at another, or anyone is coming just for the day, those visitors must be registered with us ahead of time and approved.
  • One grocery run. Bala Freshmart, 1003 Mill St, is in town for all three cottages.
  • Dogs: all three trio cottages accept pets by approval, so each family's dog can come once approved. Bala Charm is no pets.

Group house rules: parties, events and day visitors

Please read before you plan a reunion

  • No parties at any Homeseeker cottage.
  • Events: if you are thinking about any kind of event, such as a reunion dinner with extra guests or an anniversary celebration, call 705-996-6799 to ask before you book.
  • Day visitors must be registered with us ahead of time and approved. That includes relatives from a neighbouring cottage in your cluster.
  • Overnight guests can't exceed each cottage's listed maximum.
  • Check-in is from 4 p.m. and check-out is by 10 a.m. at every cottage on this page.
  • Pets only at cottages marked pets by approval, and only once approved.

Family reunion planning checklist

  1. Pick dates early. A cluster needs several cottages free on the same dates, so start as soon as the family agrees on a weekend. Canada Day falls on Thursday, July 1, 2027 and the Civic Holiday on Monday, August 2, 2027. Every 2026 to 2027 long weekend is in our Ontario long weekends cottage planner, and for a winter get-together, see our Muskoka winter cottage itinerary.
  2. Choose one house or a cluster. Up to 12 people fit one cottage; beyond that, plan two to four cottages close together.
  3. Assign rooms by sleep schedule. Toddlers and early risers away from teens; grandparents close to a bathroom.
  4. Check accessibility. Muskoka Elements and Hemlock Retreat are listed as single-level homes; ask us about steps and the slope to the water.
  5. Confirm every pet before you book, one dog at a time.
  6. Register day visitors with us ahead of time for approval, and call about any event first.
  7. Set a meal rota. One family cooks each night. Grocery stops: Bala Freshmart (1003 Mill St), Foodland Gravenhurst (1190 Muskoka Rd S), Paul's No Frills Midland (990 Jones Rd) and Harry's No Frills Parry Sound (60 Joseph St).
  8. Start one group chat for arrival times (check-in from 4 p.m.) and the 10 a.m. check-out plan.

Family reunion activities for all ages

At the cottage: shallow beaches for little ones (Summer Haze, Over the Moon, Muskoka Elements, Sunrise Vista), kayaks and paddleboards (Good Times, Over the Moon, Woodwinds Pearl), a canoe (Hemlock Retreat, Muskoka Elements), games rooms and arcades (Good Times, Hemlock Retreat, Sunrise Lakehouse, Bayside's giant indoor games) and saunas for the grown-ups (Summer Haze, Over the Moon, Muskoka Elements).

Reunion games that work for every age: a family trivia night with questions about each branch of the family, a cottage scavenger hunt, kids versus grown-ups board game tournament, a campfire story night, a sunrise paddle for the early risers and a group photo on the dock before anyone leaves.

Day trips: see our best family attractions in Muskoka and the 3-day Muskoka itinerary.

Bringing several dogs?

Each dog is approved separately. All three Bala trio cottages accept pets by approval, as do Bayside, Hemlock Retreat, Sunrise Lakehouse, Blue Cottage and Sunrise Vista. Good Times, Woodwinds Pearl, Bala Charm and The Joseph are no pets. Pets must be small, hypoallergenic and non-shedding; for larger dogs, share weight and breed for approval. A pet fee applies. Always confirm your pet with us before booking: call 705-996-6799. See every option on our pet-friendly cottage rentals page.

  • Leash near water and wildlife. Rocky shorelines and docks can drop into deep water. Township of Muskoka Lakes and Town of Parry Sound bylaws, for example, require dogs to be leashed and under control off their owner's property.
  • Check for ticks every evening. The Simcoe Muskoka District Health Unit treats the whole region as a blacklegged tick risk area; ask your vet about prevention before the trip.
  • Keep dogs out of algae blooms. You can't tell if a bloom is toxic by looking (ontario.ca).
  • Bear country rules. Keep dogs leashed and pet food indoors (Bear Wise).

Frequently asked questions

Do you have a cottage big enough for 3 families?

Yes, if the three families add up to 12 or fewer. Good Times near Gravenhurst (6 bedrooms, 3 bathrooms) and Bayside in Midland (4 bedrooms, 2 bathrooms) each sleep 12. For three families of five or more, book two or three cottages close together instead. Call 705-996-6799 with your headcount.

What is the largest cottage you have?

Our largest single cottages sleep 12: Good Times on Morrison Lake near Gravenhurst, with 6 bedrooms and two kitchens, and Bayside on Georgian Bay in Midland, with 4 bedrooms and 11 beds. No single cottage we manage sleeps more than 12.

Can we rent cottages next to each other for a family reunion?

Yes. Summer Haze, Over the Moon and Muskoka Elements near Bala are 2 to 4.4 km apart by road and sleep 21 together. Add Bala Charm, 2.4 km from Over the Moon, and the group grows to 27. Call us to check which cottages are free on the same dates.

Can each family bring its dog?

At the Bala trio, yes: Summer Haze, Over the Moon and Muskoka Elements all accept small, hypoallergenic, non-shedding pets with approval, and each dog is approved separately. For larger dogs, share weight and breed for approval. Good Times, Woodwinds Pearl, Bala Charm and The Joseph are no pets.

Can relatives visit for the day, or can we host a reunion party?

There are no parties at any of our cottages. Day visitors must be registered with us ahead of time and approved, and if you are planning any kind of event, call 705-996-6799 to ask before you book. Overnight guests must stay within each cottage's listed maximum.

How many bathrooms do we need for 12 people?

Aim for at least one bathroom for every three or four people. Good Times has 3 bathrooms for 12 guests, and Sunrise Lakehouse on Lake Simcoe has 4 bathrooms for 10. Bayside sleeps 12 with 2 bathrooms, so plan staggered morning showers there.

What time can families arrive?

Check-in is from 4 p.m. and check-out is by 10 a.m. at every cottage on this page, so families can arrive at different times any time after 4 p.m. Share arrival times in one group chat so the first family can get dinner going.

Which long weekend works best for a reunion?

Canada Day (Thursday, July 1, 2027) and the Civic Holiday weekend (Monday, August 2, 2027) are classic reunion weekends because many people already have time off. Because a reunion may need several cottages free on the same dates, start planning as soon as you pick a weekend.

Do you have a single-level cottage for grandparents?

Muskoka Elements near Bala and Hemlock Retreat in Parry Sound are listed as single-level homes in our listing data. Ask us about steps at the entrance and the slope down to the water before you book, so we can match the cottage to everyone's mobility.
